I am a new realtor in West Nipissing as of spring, 2024. My previous 30-year career was as a research lawyer. While working on a case originating in Sturgeon Falls, I became curious about the town. I visited, looked around and liked it so much that in the spring of 2023, my husband and I built a house and made Sturgeon Falls our home.
I love West Nipissing because the air is fresh, nature is all around, and the people are warm and full of joie de vivre. There is a wonderful quirkiness in the community. Residents drive around town in their ATVs. Snowmobiles are permitted on certain streets. Golden age clubs are happening places. Sports and family life are important. There are no parking meters and no traffic jams. A department store that opened in 1887 continues to serve the community. Both French and English are spoken everywhere, often in the same conversation.

If you have a handyman skill-set or know somebody who does, consider fixing up a home that has been neglected. My husband and I renovated a Century home top to bottom. It is very satisfying work and you raise the value of the property.
If you are a people person and have a strong backbone, consider buying a rental property. Better still, renovate a rental property and improve the quality of life of your tenants. This can be immensely satisfying because you make the community a better place. Your dollars earn you rental income, build equity that you can eventually re-invest in something else, and on sale leads to a capital gain.
Building has become relatively expensive; however, if you have the means, the benefit to the community (and to yourself) is immense. You may select your own type of property; - town or country. My first build was through Home Hardware’s “Beaver Homes and Cottages” catalog of homes: beaverhomesandcottages.ca This is a materials package that includes most of the home not the foundation, utilities, cabinetry, etc.
My second build was from my own design and from the ground up. There are many builders to choose from, such as Royal Homes, True North Log Homes to name only two. Each builder has its own comfort zone, but many are turn-key.

West Nipissing contains a great deal of waterfront property on Lake Nipissing and several smaller lakes, plus waterfront property on the Sturgeon River, the Veuve River and several smaller rivers. Purchase a recreational property, a year-round property, or even a waterfront summer camp business. There is nothing quite like living on the water.
West Nipissing is home to a vibrant farming community centered in Verner. A farm is both a home and a business. Consider buying acreage sufficient to grow or raise sources of food. Co-op Régionale is the local co-op assisting with supply of inputs, storage and sales. See coopregionale.com
Often a turnkey business comes up for sale when the sale of property is included. This may be the perfect challenge for you and your family. Can you breathe new life into that ice cream shop? Or provide a product or service not yet available in the community?
Between a starter home and a retirement home there are many stages. When you and your family grow out of a home, or are able to afford a bigger, better or different home, don’t be afraid to make lateral moves to get to where you want to be. Follow your dreams.
